A Ranches villa is a completely different job from a Marina apartment, and the difference is not just size. The windows come in shapes that ready-made curtains have never accounted for: arched heads, bay recesses, and stairwell glazing that runs up two floors. The ceilings are high enough that a curtain has to be engineered rather than just hung. And most of these homes have a majlis, which has its own requirements around privacy and full coverage that the rest of the house does not.

The four window types we meet most in the Ranches

Bay and box windows

Common in the older phases. A bay needs either a bendable track that follows the recess, or three separate runs with the joins hidden at the angles. A straight pole across the front is the cheap solution and it always looks like one, it kills the recess and loses you the window seat.

Double-height stairwell and hall glazing

Drops here run past four metres, beyond the width of a single roll of most fabrics, so the panel has to be railroaded or seamed and the track rated for the hanging weight. It also needs proper access equipment, which we bring.

Arched heads

Some villa types have an arch above the main living room glass. Three honest options: follow the arch with a fixed sheer and draw a straight curtain below it, square the whole thing off above the arch, or leave the arch open as a feature. We show all three at the visit.

Garden-facing sliders

Wide, low, and used constantly. These need a track that runs smoothly under daily use and a hem that clears the floor by enough that it does not drag across a threshold every time somebody opens it.

The majlis

Ranches villas almost always have one, and it is the room where the brief changes completely. Guests are received here, so the requirement is usually full coverage and complete privacy rather than daylight management.

That normally means a heavier fabric than the rest of the house , velvet or a dense linen weave , a fuller heading, and often a pelmet or cornice to finish the top. Where the majlis sits at the front of the villa facing the street, we recommend a lined panel rather than a sheer, for exactly the reason you would expect.

That is the most common motorisation job we do in the Ranches. A motorised track on a long drop is genuinely worth it, because the alternative is a curtain nobody ever closes.
