Downtown has the opposite problem to most of Dubai. You did not buy this apartment for the walls, and a curtain that covers any part of the glass when it is open is working against you. But the same window that gives you the view also never goes properly dark.

Where the curtain sits when it is open
This is the first thing we measure Downtown. A drawn-back pair needs somewhere to stack, and if there is no wall beside the glass it stacks over the view. The answer is usually a track that extends past the reveal onto the ceiling, so the fabric parks off the glass entirely. On a Burj-facing window it is worth the extra track length every time.

It never actually gets dark here
Burj lighting, Boulevard signage and traffic on Financial Centre Road run all night. The fountain shows add a pulse of light and movement every half hour through the evening. A dim-out fabric will not hold that — Downtown bedrooms need genuine blackout, with returns at each end and a centre overlap so no light line survives.

What the outside of your curtain looks like
Several Downtown towers and branded residences specify a uniform lining colour facing the street, so the facade reads consistently from below. Check your building’s handbook before choosing. We line to whatever the building requires and keep your fabric choice for the side you actually see.
Getting the materials into the building
Downtown towers run tight building services. Most require the service lift to be booked in advance for any contractor delivery, and several restrict fit-out work to specific weekday hours. Loading bay slots on the Boulevard side can be booked out days ahead.
There is a practical dimension too: a four-metre track section does not go in a passenger lift. It either comes up in the service lift or it gets jointed, and jointing a track changes how it runs. We would rather book the lift.
We arrange access and delivery windows with the building before the fitting date. It is the part of a Downtown job most likely to slip, and it has nothing to do with the curtains.

Not if the track runs past the reveal. We extend it onto the ceiling so the fabric parks on wall, not glass. It is the first measurement we take in a Downtown apartment.
Height does not help with this one. The light is coming from the facade, the Boulevard and the fountain rather than from a neighbour’s window. Downtown bedrooms need proper blackout more than most of the city.
A tighter, more durable weave in a standard size, so a damaged panel can be replaced quickly between guests rather than remade from scratch.
Some do, particularly branded residences. Check the building handbook or ask management. We line to the required colour and you still choose the fabric on your side.
Usually yes, and we do it. Long track sections will not fit a passenger lift, and jointing a track to avoid the booking affects how smoothly it runs.
