There is nothing to match
No existing track, no previous fabric, no holes to make good. Everything is specified from scratch, which sounds obvious until you have worked in a fifteen-year-old tower where half the job is undoing what somebody else did. Here the only constraint is the architecture.

The glass is large and the outlook is low
Golf and park-facing rooms look out over open ground rather than into another building. Overlooking is rare above ground level, which means a sheer alone does more work here than it does in a tower , and the blackout layer can be specified for sleep rather than for privacy.

The villa types repeat
Sidra, Maple, Club Villas, Golf Place, Parkway Vistas , the window dimensions recur across each type. We have measured enough of them to quote quickly and accurately from the villa type and layout alone, before the site visit confirms it.
The decision that expires
In a finished house, a curtain track is fixed to the ceiling or the wall and you can see it. In an unfinished one, it can be hidden inside a plastered pocket in the ceiling, so the fabric appears to fall out of nothing. That pocket has to be formed before the ceiling is closed. Afterwards it means cutting into finished plaster, and almost nobody does.
The same applies to power. A socket above the window for a motorised track costs very little while the ceiling is open. Retrofitting it later means chasing a channel through finished work and repainting.

It is the right time. A recessed ceiling pocket and a power point for a motorised track are both easy while the ceiling is open and awkward afterwards. Even if the fabric decision waits, the structural one should not.
A plastered channel in the ceiling that holds the track out of sight, so the fabric appears to fall from the ceiling itself. It has to be formed before the ceiling is closed, which is why the timing matters.
We can give you a close estimate from the type and layout, because these window dimensions repeat. We still measure before anything is cut — an estimate is not a quote.
For a double-height stairwell or hall, usually yes, because the alternative is a curtain nobody ever closes. For normal-height rooms it is a preference, not a necessity.
Yes, and we prefer to. Curtains go in near the end, after paint and flooring, but the measuring and the ceiling decisions happen much earlier. Tell us the programme and we will fit into it.
