Marina apartments have a particular set of problems, and they are not the ones you get in a villa. The glass runs floor to ceiling, so there is rarely any wall above the window to fix a track into. Most of the towers face west or south-west across the water, which means direct sun from about three in the afternoon until sunset, every day of the year. And at forty floors up, the wind coming through an open balcony door will move a curtain in a way it never would at ground level.

What We Usually Find in a Marina Apartment

In most Marina buildings the window frame runs straight into the ceiling slab. There is nothing to screw a bracket into above the glass, so the track has to be ceiling-fixed , and the fixing has to find the slab rather than just the gypsum ceiling board.

Concrete slab behind gypsum

The ceiling looks like plasterboard because it is, but there is structural concrete above it, usually with a void of five to fifteen centimetres. That gap decides which anchor we use. Getting it wrong is how ceiling tracks end up sagging six months later.

West and south-west aspects

The towers along the water take the full afternoon sun. Unrated fabric on that side loses its colour inside a single summer. On west-facing Marina windows we specify UV-rated face fabric with a thermal or blackout lining behind it.

Small stack space

Marina living rooms are generous but the wall either side of the glass often is not. When a curtain opens it has to stack somewhere, and if there is no wall to stack onto it sits over the glass and blocks the view you paid for. We measure that before quoting.

Building management, and why we ask first

Most Marina towers require the building management office to approve any drilling, and some require a contractor with an active pass to enter with tools. A handful restrict working hours to weekdays before 6pm.

We handle that paperwork as part of the job. It is worth knowing in advance because it is the most common reason a curtain installation gets delayed in this community , not the curtains, the access.

If you are renting and your landlord has restricted drilling entirely, tell us at the visit. There are tension and adhesive systems that work for lighter sheers, though they will not carry a lined blackout on a three-metre span.

Yes. Almost every Marina job is ceiling-fixed because there is no wall above the glass. We locate the concrete slab behind the gypsum first and choose the anchor to suit the void depth.

Usually yes, and in some towers the contractor also needs an access pass. We arrange it. Allow an extra day or two if the approval has not started.
