Every other community in Dubai has house types. Emirates Hills does not , each plot was built to its owner’s own architect, so nothing here repeats. That rules out estimating from a floor plan, and it changes how the work is priced, scheduled and finished.

There is no standard anything
No repeating window sizes, no known ceiling heights, no drawing we have seen before. Where we can quote a Dubai Hills villa from its type, here every measurement is taken from scratch and every track is specified for that opening alone.

The drops are the longest we handle
Entrance halls and stair voids in these houses run well past four metres and sometimes past six. At that length fabric is being engineered rather than hung, the panel is railroaded or seamed, the track is rated for the hanging weight, and the hem is weighted so the fall stays true over the full drop. It also needs proper access equipment, which we bring.

Often we are not working for the homeowner
Most of what we do here reaches us through an interior designer, an architect or a project manager, and arrives as a specification rather than a question. We are comfortable in that position: we produce to the schedule we are given, we flag anything that will not perform, and we do not go around the designer to the client.
Why a specified fabric takes weeks, not days
Everywhere else on this site we quote three to five working days. That number does not apply here, and it is worth explaining why before it becomes a surprise.
A specified fabric is usually not something we hold. It is ordered from the mill, and the mill has its own cutting schedule, its own dye lots and its own shipping. Nothing about that is unusual in bespoke work , it is simply a different clock.

Where the programme will not allow that, we will say so at the consultation and offer alternatives we can hold. What we will not do is accept a specification we know cannot arrive in time.

We produce to the designer’s specification and report to them. If we think a fabric will not perform on a particular elevation we say so, in writing, to the designer. We do not go around them to the client.
Usually. Send the reference and we will confirm availability, price and lead time before you commit to it. If it cannot arrive within your programme we will tell you at that point, not later.
Plan on eight to twelve weeks where fabric is being imported. Where we can specify from stock it is considerably faster. The variable is almost always the mill, not the workshop.
Yes, and it is routine here. The panel is railroaded or seamed, the track is rated for the load, the hem is weighted, and it is motorised because nobody is drawing that curtain by hand.
