JLT is built in clusters of three towers around a lake, which means your window is usually pointed at somebody else’s. And because most of these buildings are fifteen years old or more, yours is rarely the first curtain to hang there.
Three things about a JLT window

The tower opposite is at your eye level
Cluster geometry puts three towers close together, so you are not looking down at a road, you are looking across at apartments on the same floor as yours. That makes privacy a daytime problem here, not just an evening one. A standard sheer is often too open for a cluster-facing room — we usually step down to a tighter privacy voile and keep the open weave for the lake side.

Somebody has drilled here before
Most JLT units are on their second or third occupant. Expect old track holes, a developer rail that has been up since handover, and anchors that have been in and out of the same plasterboard more than once. None of that is a problem, but it does mean the fixing plan gets decided at the wall, not on paper.

No two towers are the same
JLT was built out by a large number of different developers, so ceiling heights, reveal depths and balcony configurations vary between towers in the same cluster — sometimes between floors in the same tower. We do not quote JLT from a building name. We measure.
Taking the old ones down
Half of a JLT job is often removal rather than installation, and it is worth knowing what that involves before you book.
- We take down the existing track or rail and keep it if it is worth reusing. Some developer rails are perfectly good for a light sheer, and reusing one reduces your quote.
- Old holes get filled and sanded. Plasterboard that has been drilled repeatedly in the same spot sometimes needs a backing plate rather than just filler, and we will tell you if yours does.
- We touch up the filled area. An exact paint match on a fifteen-year-old wall is not always possible, so where the difference would show, we position the new track to cover the old line instead.
- The new fixing goes into sound material, not into an old anchor point. Reusing a tired hole is the most common reason a track in an older building comes loose.
If you are leaving a rented JLT unit, we can do the removal and making good on its own without a new installation. It is a small job and it protects a deposit.
