Khalifa City is villa territory, and most of what we do here is replacement rather than first fit. The houses are ten to twenty years old, so there is usually an existing pelmet box, an old track, or a tired set of curtains already hanging. That changes the job. We are measuring around what is there, deciding what can be reused, and working out how much height and width we can gain by fixing above and beyond the frame. There is also no building management to clear, so once a villa is measured we move quickly.

What Is Already On The Wall

Most villas here come with a gypsum pelmet box or an old timber batten above the window. We measure the internal depth of that box first, because a double track carrying a sheer and a blackout needs around twelve centimetres to sit in properly. If the box is shallower than that, we either face-fix below it or open it out.

Fixing High And Wide

Unlike a tower apartment, you have real wall here, and it is worth using. We fix the track fifteen to twenty centimetres above the frame and extend it twenty to twenty-five each side. The window reads taller, the stack parks on wall instead of glass, and you get the full pane back through the day.

Interlining On Older Glazing

Plenty of villas in this area still have single-glazed aluminium frames, and the heat coming through them is considerable. An interlined curtain, which carries a soft layer between the face fabric and the lining, cuts that gain, deadens sound from the street and gives the curtain a much heavier fall. It costs more per square metre and it earns it back.

A Majlis Is A Different Product

A majlis should not be curtained like a family living room. These runs are wide, formal and full length, and they take interlined pinch pleat, a fabric pelmet or swag, and tie-backs set at the correct height rather than halfway down. We make the pelmet in the same fabric and to a depth proportioned to the drop.

Twenty Windows, And No Two Identical

A large villa here can carry fifteen to twenty-five windows that look the same from across the room. In practice they vary by two or three centimetres, because plaster depth and frame setting are never consistent across a build. We measure and number every single opening.

Each curtain is then cut to its own window and labelled to that number, so nothing is offered up to the wrong opening on fitting day. On a full villa this is the difference between an install that finishes in one visit and one that needs us back.

Because these are private villas, there is no owners association or NOC to wait on. We can usually measure one day and confirm the order the next, which is why full-home projects run faster in Khalifa City than in any tower community we work in.

Khalifa City questions

Often the box, rarely the track. Older tracks sag in the middle and the gliders wear out, and replacing one is a small part of the total cost. The box normally stays if it is deep enough for a double track, which we check during the measure.

Fifteen to twenty centimetres above the frame in most Khalifa City villas, and twenty to twenty-five wider on each side. That lets the curtain clear the glass fully when open, and it makes a standard villa window read considerably taller than it actually is.

A lined curtain helps, and an interlined one helps noticeably, particularly on older single-glazed frames facing west. It will not do the job of tinting or double glazing, but it removes real heat at the window before the AC has to deal with it.

We measure and number each opening, then manufacture the full set together so all the fabric comes from one dye lot. Fitting runs room by room in a single visit where possible. Full villas usually take seven to ten working days from order.
