Curtains in Business Bay

Business Bay sits between two of the busiest roads in the country, and half the units in it are lived in while the other half are worked in. Those two facts decide almost everything about what we fit here.

Three things about a Business Bay window

01

The road does not stop

Sheikh Zayed Road on one side, Al Khail on the other, and neither goes quiet. A curtain will not soundproof a room , anyone telling you otherwise is selling you something , but density and coverage genuinely soften it. What helps is a heavy weave, a full floor-length drop, and fabric that runs wider than the glass so it meets wall on both sides. Half-length panels over a road-facing window do almost nothing.

02

Low floors are overlooked by the canal walkway

The promenade runs directly past the lower levels of the canal-side towers, at eye level with the first several floors. If you are in that band, a sheer alone gives you daytime privacy and nothing after dark. It is the one part of Business Bay where we routinely recommend a tighter privacy voile rather than a standard one.

03

The windows do not open

Sealed glazing means every bit of air movement in the room comes from the ceiling diffuser, and in most of these towers it sits close to the glass. Unweighted fabric lifts and clings. Chain-weighted hems here are not a refinement, they are the difference between a curtain that hangs and one that does not.

If your unit is a licensed office

A large share of Business Bay units are registered as commercial space, and that changes the fabric before it changes anything else. Fit-outs in licensed offices commonly require fire-retardant material, and the certificate is asked for at inspection rather than at order.

Many buildings also run a fit-out approval process through the owners association or the developer: an approved contractor list, a method statement, and sometimes a deposit held until the work passes. It applies to curtains and blinds the same as it does to partitions.

We supply certified fire-retardant fabric where it is needed and send the documentation with the quote, not after the fitting. If you are unsure whether your unit falls under it, tell us the building and the licence type at the visit and we will check before anything is cut.

Two kinds of unit, two specifications

Unit Type What We Usually Fit Why
Studio / 1-bed, road-facing Dense blackout, full drop, wider than the glass Noise reduction and a bedroom that works for night shifts
Canal-side, low floor Tighter privacy voile plus a dim-out layer The walkway is at eye level for the first several floors
Canal-side, upper floor Sheer with blackout behind Water reflection in the morning, no overlooking
Licensed office Fire-retardant dim-out or roller-style fabric Certification required at fit-out inspection
Meeting room Voile for glare, blackout for presentations Screens and daylight do not agree
Corporate let / short let Durable weave, standard sizes High turnover, fast replacement instead of remaking
Six rows split across residential and commercial. Every other area page in the set is one or the other. Here the page has to do both, because the buildings do.

Business Bay questions

They will reduce it, not remove it. Dense fabric at full drop, running wider than the glass, makes a difference you can hear. Anyone promising soundproofing from a curtain alone is overselling — the glazing does most of that work, not the fabric.

A tighter privacy voile rather than a standard sheer, and a dim-out or blackout layer for the evening. Daylight privacy and night privacy are two different problems and the walkway creates both.

Usually fire-retardant material with a certificate, requested at fit-out inspection. Tell us the building and licence type and we will confirm before anything is cut.

Many Business Bay towers run an approval process through the owners association, including an approved contractor list. We handle the submission where it applies.

The ceiling diffuser. Sealed glazing means all the air movement is air conditioning, and in these towers the vent usually sits close to the glass. A chain-weighted hem settles it.
